I paid two weeks rent at a week to week rental property. (I have receipt) Lease is verbal and is based on a publicly posted advertisement. IIt was agreed that deposit and rest of monthly rent would be paid in cash in 13 days. I left a check to show good faith and landlord agreed to not cash check. I went to house the next day and was told I was evicted and landlord would not honor our agreement. I was not given any written notice. This has cost me hundreds of dollars in hotel room costs as well as otherother costs not anticipated. What should I do?

I am an independent student at ASU and resident of Tempe, AZ. I have four months left on my residential lease. With the COVID-19 National Emergency announcement and ASU cancelling all on campus sessions, I would like to cancel my lease for the rest of the semester and move in with family. The Arizona Residential Landlord and Tenant Act makes no mention of National Emergencies and rights extended to tenants. My lease agreement also has no provisions, including none for Force Majeure. Any guidance you can provide would be appreciate. Respectfully,
