  • Do I have to run credit on everyone that turns in an application to rent my property? What are fair reasons to deny the application without running a background? I have an applicant threatenubg to file a complaint on a violation of the fair housing act, citing race as her reason. honestly, i’m not sure what race she even is but I denied her because she stated on her application that she filed for bankruptcy in 2010. What is fair in this instance? Are there printed guidelines for landlords to follow when accepting a renter?
  • Can a landlord go to court for forcible detainer months after you already moved out?
  • I got a DUI in 2006. I did all of my required assignments, but I was ordered a blower in my car. This was not a law at the time. I have gotten my Associates Degree in Criminal Science, and my Bachelors Degree in Criminal Justice. Unfortunately, they all seem to require a valid AZ DL. I can't afford a car and a blower without a job, and I can't get a job without a valid AZ DL. I want to see if I can try and get the order reversed by the Glendale Court Judge, as MVD has declined my request. Is this possible, and how do I go about it if it is?
  • An employee who dislikes me filed a false claim against me saying I swore at him. Hr brought in an invstigator without telling me and made me answer questions and then I was told I would have to take a polygraph. What are my rights. I have been a high achieving employee for 9 years and was offered a promotion last week. Now I think they want to fire me and it has ruined my credibility.
  • I have been married for over 7 years but never took his last name. I would like to change mine to his but don't know since we have been married awhile and have children together.
  • We just bought a home in Arizona. I am a 100% disabled veteran living in a hot box for the past 5 weeks. We had an inspection done before and everything was fine. We have been in the house for 5 weeks and have had a different air conditioning repair person here more than 5 times with a different reason each time. Now we have flooring from the kitchen, entry way, and laundry room that needs to be replaced because of water damage from the air conditioner. Do we have any recourse against the home inspector? I called her and she said she would refund the inspection fee, but it wasn't her responsibility for the repairs now. Every penny we have went to purchase this house and we bought a home warranty so we wouldn't have to worry about problems. The warranty company of course claiming pre-existing conditions for things, so we have to fight to get some of the costs covered with them. Is there any help for us?
  • My son's landlord has not fixed his cooler for more than 10 days. It is so hot he can't stsy there has been staying at his grandmother's. What can he do to get the landlord to complete repairs?

  • My cousin has a 14 month old boy and she has joint physical and legal custody with her ex husband. She has him the first half of the week and he is supposed to have him the last half of the week as per the court. The ex-husband has not seen his child in over 3 months, because he doesn't want to pick up the kid anymore and has told my cousin every week that he is busy with something else and can not take him. He mentioned to her recently that he just wants to give up the child because he doesn't want to be a father anymore. Is it even possible for him to give up parental rights completely?
