My landlord seems to be blowing off some of my repair improvement requests on the house I'm renting. These requests include sealing the 3 doors to enter the house, open electrical outlets, the water heater makes the loud popping noises, insulation and overall sealing of the house. We get a lot of bugs inside, some of the wood post that hold up the carport are not secured to the roof. Even though the roof had been repaired before we moved in, there are still many spots around the house that are very visible, that it's obviously rotted wood. Am I allowed to renegotiate my rent?

Our son is 17. As a minor, was his public school in violation of his rights to allow him to sign a waiver rejecting his right to an attorney or legal guardian to be present at his questioning and signed admission statement? Our son received and then sent to another student a nude picture of a girl who had generated and distributed this picture herself. The high school is calling this pornography and involved the sheriffs office in tracking down the kids who had hit send. Is this addmission statement, aadmissible in a court of law?

My father (73) was diagnosed with lung cancer few months ago. I do not know how much time he has left. He owns a house in Mesa, and my sister lives with him. The house is under his name and he has a will that divides evrything he owns 50-50 between my sister and me. Now, when he passes away, can my sister still be in the house and assume mortgage payment? If my sister and I want to sell the house after my father's departure, can we do that? If so, how does that work?

I want to Petition the court for Grandparent's visitation. The only closely related forms I can find all relate to cases that are already being and have been litigated to some degree or another. The kids' parents were never married and there has been no legal steps taken by either party for formal custody, support, etc. Do I need to just write my own petition and start from square one? As far as I can tell the Superior Court is the proper venue...I would hate to petition the wrong court! Thank you for your help.
