I rent a room in my house with only a verbal contract, contract was month by month and only agreement was to pay rent within the first week of the month and to take care of her dogs. In approximate 5 months rent was never paid on time and dogs destroyed other individual property, owner refused responsibility for damage, I asked her to leave the house with a 3 weeks notice and she refused saying she will be out after Christmas. I have texts from her saying she will be late with the rent and witnesses about the damages her dogs caused. Please advise how should I proceed.

I have lived in the current house for 3 1/2 years. First 2 years we signed a lease. When it came time to sign a 3rd one the landlord said after 2 she doesn't require any more and we would just go month to month. We're have never been late. 6 months ago she raised our rent $125 to $1350. Now today she sent a text saying rental rates have gone up and starting next month she is raising it by $600 up to $1950. Nothing is that high in the area. I am a long haul truck driver. Only home 3 days a month. Don't know how I am going to be able to find a place, pack, and move in 3 days. Is this legal?

I filed for ch. 7 bankruptcy and my debts were discharged on June 2011. To this date I'm badly behind on my house payments, and my lender offers me a reduced monthly payment of $350. The problem is that my lender does not want to make any promises in writing and does not give me straight answers on what happens if I keep my end of the deal. I'm affraid my lender will simply foreclose when it may fit its interest, disregard of my needs. Also, it is wise to enter into any deals post bankruptcy if my debts are discharded already and thus, uncollectable? Thanks!
