My Mother lived in and owned property in Sun City, AZ for about 30 yrs. She had two living children whom have had a rather toxic relationship. She had a living trust and her son is named Successor Trustee. In 2003 she suffered a small stroke and (while still mentally alert) she had a problem with her speaking ability. As a result, she retired as Trustee and named her son who divides his time between New Mexico and Alaska. Her son physically relocated her to New Mexico about 10 months before she passed in Feb. 2011. He had sold her property in AZ in Sept 2010 but moved all her personal belongings to his property in NM prior to that date. Her remains are interred in AZ. Which state would have jurisdiction if a probate proceeding is necessary? (i.e.- Say the Successor Trustee fails to act?)

I didnt have the money to pay rent for this month of january and my landlord is threatning to come and kick us out or that someone from the bank is going to come tomorrow and lock our things in the house if we are not gone..we dont have anywhere to go untill the 1st of feb.can he do that or by law is he suposed to give us some time to get out?

I didn't pay rent this month due to the landlord not fixing anything within the last six months. I decided to move since they are not fixing anything. Can the landlord lock my possesions in the house or do they have to give me a notice first?

So one of my good friends is a felon for drug charges. He is currently on probation. My issue is I give him rides to help him get on his feet. I have also allowed him to stay at my house when things get bad with his family. Does him being in my car or house allow the police to search it without probable cause? I am sometimes in Scottsdale or phoenix too. Do the laws change there? I believe I should be entitled to basic constitutional rights, but does being with a felon remove my rights?

I have rented for 3 years and a year and a half ago my girlfriend moved out - walked out on the lease. I stayed and informed the landlord that my girlfriend had walked out. I am now leaving the property and have given proper 30 day notice. The landlord is stating that the security deposit has to be made out to both myself and my ex because we were both on the original lease. My lease expired and I have been on a month to month basis for the last 2 years. Can the security deposit be issued in my name only if requested in writing on the Notice for Return of Security Deposit?
