We just moved out of a rental and we had it professional cleaned and carpets cleaned. Our landlord is deducting from our deposit depreciation for the carpet. we lived there three years and in those 3 years we had the kids rooms get a couple small stain. I understand the stains but can the land lord take money away from us for depreciation on the carpet? every house is going to get depreciation over time and use and they are the one renting it out and even if they weren't they would be living in it them selves. if a landlord can do that than they are going to start doing it for the house. I have 2 investment homes in AZ and my primary home in CA where I live. Short sale is not an option for me b/c I don't qualify because I have assets. My question is if I foreclose on the 2 investment homes will the lenders put liens on my primary home that has about $200k in equity? Or do I just have poor credit for 7 years?

Hi, I am a graduate student who just completed my PhD in Neuroscience. I recently received my first ever speeding ticket in Arizona for excessive speeding. It is called a criminal speeding ticket. I have an otherwise clean driving record. The speeding ticket was issued at a moment of non focus and I was not consistently driving at the high speed. I cannot afford to hire a lawyer and am worried about a conviction. Also, I live out of state and am applying for permanent residency. Can you adivse me about pleading guilty to such a charge or help with hiring an attorney.

How do me and my Husband go about getting Legal Guardianship over our Stepgrandaughter? Here Biological have Legal Guardianship over her since last year. But they have moved out of state and chose to leave the 15 year old here in Arizona with her Mother. The 15 year old and her Mother had a blow up at the end of Dec. 2014. So we were called and asked if we could take her and that her Mother wanted nothing more to do with her. So we've had here since Dec. 29th 2014. The Mother had me write up a letter stating that she was giving me and my husband power of attorney over the 15 year old.
