My friend's wife passed away back on February this year, and had a life insurance policy for $20,000.00. He is been calling and the answer is that they still investigating her claim. She died of Heart related illness. My friend does not want to hire a lawyer for that amount of life insurance. Is there any way that he can put pressure to the insurance company? Is there something your organization can do to help? He is willing to pay a moderate fee to accelerate the process?

In mid October I agreed to let a female army veteran stay in my camp trailer for two weeks. We have no contract and I didn't ask for rent but she said she would help out. I ran an electricic an cord to the trailer and told her to use a bathroom in the house. It's December 15th and she's still here. So far she's contributed $35 towards food and utilities and recieved mail. Twice she threatened to call the police because she has the right to shower and to use my electricity. I would like to know how to remove her by Christmas without a legal battle, what rights she actually has, mine also.

We have lived in a rental since 2009. Two years ago, the house was sold to a new owner and now we have a property management company that we talk to. (Prior was family friend owner). There is a large Tree in the back yard, over 30 ft tall, that has been maintained by the previous owner personally and by some people the property management sent over three different times since taking over the property. Due to a recent storm, the tree has broken branches 20 + feet in the air. The property management company was notified and have told me its my responsibilty. Is this true or not?

If I am out of state on FMLA and Landlord knows this and delivers court summons to house I rented 2 days before court and I got a copy 2 days before and I don't show for court but call court can I still fight process . I am in a dilemma.

After I moved into my apartment, I found that when it rained hard, my closet had water coming in on the floor and my window was no sealed properly. They say they are working on getting bids but it has been 3 months and no repairs. Also, 2 weeks ago, I reported termite tuunnels in the said closet and have pointed out that they are growing in number an d length and still no date of treatment. What are my rights as a tenant?
