while working on a modification, my home of 17 yrs was sold at auction. Pls help me understand what my rights are. Note taped to my DOOR saying who the "new" owner is and I have to be "out in 3 days" please give me a direction, my son is disabled and lives w/me (25) I truly have no where to go and am in such an emotional wreck I cannot stand it. How can this be legal? How can a home be "sold" while they are "working on modification"? Pls assist me in whatever way you can. thank you.

We rent a home through a property manager. We received a fine from the HOA regarding my husbands work truck. This rule is in a design builds document that we never received or agreed to at move in. We are refusing the fees and think this should void our lease since we only signed the CC&r's and the rules and regs. We weren't told about this and never would have rented a house that didn't allow a work truck. Anything I can do from here?

Our grandaughter has lived in our home since birth. Parents used to live with us, the moved out in March but did not take the baby. She is currently still living in our home, they have moved 3 different times since March. Mom is a minor she was arrested for domestic violence, but charges were dropped. Father was in jail for domestic violence too but charges were dropped. We provide for the baby and take care of her 95% of the time what is the chance of gaining custody?

I had an unwritten deal with someone and he basically conned me out of $800. I sued him in Pima County small claims court. The court required that i name his spouse as a defendant as well. When the court date came, he had fled town and left his wife to deny everything in court for him. It turns out though he is not legally married to this woman, and that was made clear to the judge. Still, the judge dismissed my case with prejudice even though she was not his legal spouse and now i am out $800+. I even had a witness but he was late so unfortunately didn't get sworn in. What recourse do i have?

We refinanced our house to lower our monthly payments. The new mortgager is holding, what I feel is an excessive amount of escrow money. Are there limits or a percentage over the tax & insurance costs that they are allowed to hold?

Are there any resources that provide free or reduced cost defense for criminal misdemeanors in Phoenix? I cannot afford an attorney since I have been living pay check to pay check trying to pay off a $3000 title, but I do not qualify for a court appointed attorney ( bc state not seeking jail time) and do not qualify for any of the reduced/free legal aid programs on this site since without deducting bills I make about $2000 a month. Please help, as I do not want to defend myself at trial for criminal matters alone. It seems so unfair and unjust.
