My landlord seems to be blowing off some of my repair improvement requests on the house I'm renting. These requests include sealing the 3 doors to enter the house, open electrical outlets, the water heater makes the loud popping noises, insulation and overall sealing of the house. We get a lot of bugs inside, some of the wood post that hold up the carport are not secured to the roof. Even though the roof had been repaired before we moved in, there are still many spots around the house that are very visible, that it's obviously rotted wood. Am I allowed to renegotiate my rent?

My room mate did not pay rent. My apt manager and I agreed to let her out of the lease today. Nov 1st, she did not pay Nov rent and refuses to. Can I change locks? I have given her the weekend to come get her things and she has agreed to that. If she does not come to get her things can I change locks on Monday so she doesn't come and go? She has agreed 3 times now with a date to come get her things and never shows up. I have all saved texts. I just wamt to change locks and have her get her things now with me home. Is this Ok?

I am 6 months pregnant. The person renting me a room is not allowing me in the house. This happened when she moved my belongings without saying a word and when I asked for her to return them, she kept some and returned others, and I confronted her about them civilly through text because she does not allow me to get in a word. The items are low in value, it was the principle that my property is not safe. She has brought her mom over to the house who is trying to say she is not leaving. What can I do? I have scheduled to have a sheriff come to speak with us.

Can a landlord, as part of the lease, require the tenant to agree to only require 12 hours entry notice? Our new lease includes a provision that acknowledges the appropriate section of the ARS, but does not mention the 'two days' requirement. Quoted here... "Tenant agrees that Landlord, its agents and contractors, shall have the right to enter into the leased premises, or any portion thereof, upon twelve (12) hours oral or written notice to Tenant, for the purpose of inspecting the same or performing such repairs or maintenance as the Landlord deems reasonably necessary.
