Question: Is there is legal timeframe that the landlord has to repair the ac unit in Az.

Answer: Yes, if certain steps have been followed. Arizona law (ARS § 33-1364) says that a landlord must provide “reasonable amounts of hot water or heat, air-conditioning or cooling”. The law also provides remedies for tenants if their rented home is without air conditioning. Each of the remedies requires the landlord be provided with written notice (ARS § 33-1361) and a deadline to fix the air conditioning before other action is taken.
