Question: My apartment complex is threatening to evict me because I do not personal/insurance information on a non-tenant that caused damage to the property, even though the non-tenant paid to have it repaired the same day of damage. Can the aparment complex evict me?

Answer: Under A.R.S. 33-1368: A. Except as provided in this chapter, if there is a material noncompliance by the tenant with the rental agreement....the landlord may deliver a written notice to the tenant specifying the acts and omissions constituting the breach and that the rental agreement will terminate upon a date not less than ten days after receipt of the notice if the breach is not remedied in ten days. G. For the purposes of this chapter, the tenant shall be held responsible for the actions of the tenant's guests that violate the lease agreement or rules or regulations of the landlord if the tenant could reasonably be expected to be aware that such actions might occur and did not attempt to prevent those actions to the best of the tenant's ability. *This is for informational purposes only, you may want to contact an attorney for advice.*
