Question: Can a judge grant tenants an extension of their lease if landlords refuse to renew a lease upon expiration, based on family hardship making it impossible for the tenant family to relocate?
Answer: Unfortunately, if the dwelling is a rented apartment or condo or townhouse or standalone house to which the Arizona Residential Landlord and Tenant Act (A.R.S. Title 33 Chapter 10) applies, then the answer is almost undoubtedly no. (If the dwelling is a mobile home in a mobile home park, however, then the rules are significantly different and the landlord may not simply refuse to renew.)
