Question: I am renting to own a mobile home in a mobile home park, my propane line that runs my stove, hot water heater and furnace is leaking and i can smell propane through the house and outsied the house. my question is who is reponsible for repairing the propane line? the landlord says we are as tenents. Also, my furnace that provides heat does not work and has not worked in the whole 18 months I lived here and I have kids, he says it is my responsibility to fix.

Answer: Under the Arizona Mobile Home Parks Residential Landlord and Tenant Act, a mobile home park landlord is required to “maintain fit premises,” and therefore must: 1. Comply with the requirements of all applicable city, county and state codes materially affecting health and safety. 2. Make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition. 3. Keep all common areas of the premises in a clean and safe condition. 4. Maintain in good and safe working order and condition all swimming pool, shower, bathhouse, electrical, plumbing and sanitary facilities, including the recreational hall or meeting facilities supplied or required to be supplied or maintained by the landlord. 5. Provide for removal of garbage, rubbish and other waste incidental to the occupancy of the mobile home space. 6. Furnish outlets for electric, water and sewer services (A.R.S. 33-1434).
