QUESTIONS

  • I currently have a tenant that has not paid their rent. It was due on the 1st and they were sent late notices. They will not return phone calls but have emailed saying they will pay and then never follow through. I sent a 5 day pay or quit notice with delivery confirmation because in the past they will not sign/pickup certified mail. It was delivered on the 17th and it says they must pay by the 22nd. When can I file for eviction? Tomorrow the 23rd or do I have to wait longer?

  • My family and I are moving from out of state to Arizona. Upon move in, we discovered the house AC was broken. Other repairs were not complete on the house - blinds not installed, shower doesn't work. We have had to pay to stay in a hotel for multiple nights. The property managers are not helpful and do not feel our case is urgent.
  • In March 2009 the deceased in probate case obtained $1000.00 and signed Promissory Note with a Deed of Trust on property he owned. He last payment made was in March 2012. He dies in August 2014 with Note and DOT still on property. Owner of the Prom Note and DOT was notified thru informal probate to file a claim but never did. I have filed the Deed of Distribution. So what do I do about this Prom Note and DOT ? And how does this affect the filing of closing statement for probate case?

I am getting married in a few months and want to have something signed or some document stating that I have paid child support for the last 13 years and something that shows I continue to pay directly to her every month. Is there something like that here in AZ that will protect me from her stating I never paid?
