  • The owner of a mobile home and rv park in apache junction states in the rules that all units must be owner occupied no rentals. But he rents them.legal or not. Plus the rules also say no rvs are allowed in the driveways but the "manager" has one behind her mobile hooked up and she has no and is attendind no monthly training.
  • I live in a senior mobile home park in Phoenix, AZ and own my home. The park owner is sending threatening notices that he is making a new rule that all tenants have to provide proof of homeowners insurance and minimum coverage shall include comprehensive liability, fire and windstorm insurance, and coverage for the removal of home in case of a total loss. None of us seniors can afford this. Wouldn't the AZ Landlord and Tenant Agreement Act, ARS 33-1452 - Rules and regulations, Item B pertain to this?
  • Does a California judgment creditor HAVE to file the judgment in Arizona to garnish my wages here in AZ? The law I found ARS 12-1702 uses the phrase “may be filed in the office of the clerk of any superior court”. It doesn’t say where it says they must. If they must and have not what would be my next step in stopping the garnishment? Thank you
  • About 2 months ago, I trusted my car to someone I thought was a friend because they claimed to need transportation to their job. I have not seen my car since and this person broke off all communication. I have no idea where either this person or my car are. The police will not help because I gave this person the keys. They say it's a civil matter and to file a suit. How can a suit be filed if the whereabouts of the person are unknown. I need to know what my options are and want this person held accountable for stealing my car.
  • I am 18 years old and my little sister (age 8) is currently in a CPS case. It looks as if my mother will lose, but the woman that wants to take my little sister is not a good woman. Is there a way that I can adopt my sister? I have a very steady job as a nanny, so I could have her with me at work. I live in a good apartment. I have all the means necessary to raise a child. Is there any way that it is possible?
  • My sister died in April leaving her estate to 2 foster children. Her personal representative quit in May and no one has assumed control of the estate and he has not turned it over to anyone. I fear the home will go into foreclosure. I would like to have a private fiduciary take over, what do I have to do to make that happen? The foster children are listed as her only heirs, my brothers are furious, can they prevent a private fiduciary from assuming control and force the foreclosure and loss of her estate? I don't have funds to hire a lawyer, how can I get this accomplished?

My daughter only has power of attorney for legal matters. Can she file for bankruptcy for me? What are my options when I can't pay?
  • I signed a year lease, and moved into these apartments on 12-14-2012. That lease ended 12-31-2013, but we wanted to stay in the complex, but in a downstairs unit. None were available then, so I signed what should have been a 3 month lease, but when I read it again, it shows the lease started on 4-1-2014, and terminates on 3-31-2015. We finally moved downstairs, and I signed a year lease on 5-19-2014, that terminates on 4-30-2015. My landlord is "renovating" and isn't renewing my lease. However, she has the terminating date as 3-31-2015, which was the old lease's date. What should I do?
  • I am the manager of an RV park, I have several tenants who are past due on their rent and utilities. What action can I take to have them remove their trailer and vacate the park? They have been asked to vacate, but they do not. As far as I'm concerned they are trespassing. I also would like to lock the electricity because they have not paid their electric in months and I'm having to pay APS for their usage.
  • I moved out my rental unit about three weeks ago. Two other people applied for the apt however plans fell through and only I ended up moving in.I paid for the deposit, and made all monthly payments. I received my check for move out refunds for amount of less than 200, but I’m unable to deposit or cash it since it’s made out to all three parties who applied initially. I contacted the office twice and emailed numerous times with no response back. All three people Who applied are Included in lease but did not sign or ever lived in the unit. Landlord will not return callWhat can I do, need advise.
