I moved out of my rental home 2 months ago, 6 months prior to my leasr end date. It was agreed upon mutually by myself and landlord that I could break the lease, as the home was in short sale and an offer had been made on the hone. Today I get an email from my landlord stating that the short sale did not get approved and they are asking for me to pay to have the carpets cleaned, both the front and backyard landscaped and the home cleaned. First off, the home was cleaned when we left and the yard was fine. Can they ask for this to be done 2 mos later because their deal fell through?

I am a single mom of 4 children (20, 19, 13, & 10). I divorced the children's father almost 8 yrs ago. I have full sole custody, and he was granted supervised visitation 2 hrs a week. Soon after the divorce, he stopped seeing or contacting the children. He currently has 5 felony warrants in the state of AZ for drugs and such and owes large fines. He fled the state about 6 yrs ago. And has not been seen or heard from since then. I want to know what I can do in lieu of custody of my children in the event of my death. Obviously the older children are safe; however, my 2 younger children I am concerned about. They do not know him or even know what he looks like. A long time fear of mine is that he could come and take them from family and friends here. Am I able to leave them to a more capable and safe guardian? And if so, what can I do without racking up large attorney fees? Thanks so much.

I had my daughter 2 months ago and allowed my, then boyfriend, to sign stating that he was the baby's father. His name is on the birth certificate but we have since found out that he is not the baby's father. What do I have to do to get his name off the birth certificate now. We just moved out of a rental and we had it professional cleaned and carpets cleaned. Our landlord is deducting from our deposit depreciation for the carpet. we lived there three years and in those 3 years we had the kids rooms get a couple small stain. I understand the stains but can the land lord take money away from us for depreciation on the carpet? every house is going to get depreciation over time and use and they are the one renting it out and even if they weren't they would be living in it them selves. if a landlord can do that than they are going to start doing it for the house.
