  • Our living TRUST was updated for the state of California; should it be updated for Arizona since this is now our primary residence?

A year ago, my friends son bought a home in Youngtown, Arizona, for his mom 76 yrs of age and his dad who is 84 yrs of age, to live in until they die, rent free. Today he wants to evict them. What can they do? Do they have any rights? What are AZ laws regarding unwritten tenancy agreements?

He ended up in the hospital three weeks ago and his physicians are stating he cannot return home and must be placed in nursing care facility. The Apartment complex is stating he must pay next months rent and a $700.00 fee to break the lease. Are there any provisions or statutes in the Landlord Tenant Act that would help my client. He is on a fixed income and lives on his monthly VA benefits and Social Security. He does not have extra resources to pay for rent at the apartment and pay for a nursing facility too.

My ex isn't giving her proper visitation with me. I live out of state and feel powerless until a court ruling can be made. I want action immediately. Does this merit an emergency post decree modification?
  • I am a current mobile home owner in mesa. My husband and I have maintained our trailer to the standards put forth in the lease. We are very disappointed at our park owners for allowing an owner to treat the park as a place of business which is prohibited in the park lease. How or what are our legal means of attempting to see the problems corrected.
  • We rented our current residence in September 2018. The owner of the property said we did not have access to the front entry area closet and it is locked. There are also other large items that were in the house ( the largest is a China cabinet that we were told we could not damage and a few rather large wall paintings) Nothing was said during the lease negotiations nor is there anything stated in the lease agreement about these items. I want to use the closet and the other items are taking needed space. Technically I'm paying the landlord to store his stuff. What are my rights as a tenant?
