What can be done about black mold in rental property resulting in tenants having to be hospitalized.Landlord not wanting to do anything to remove or make a safe & healthy livable dwelling?

My home was foreclosed (sold at auction) in 2009. I had two loans on the home, my primary residence: a Primary and a Home Equity Line of Credit. I have become aware that the HELOC bank, *****, has not written off my loan yet; this is preventing me from purchasing another home, which I have under contract. Q: Should a HELOC be considered "settled" with a foreclosure or can ***** the bank still pursue me for the unpaid loan amount (+$100K)? I am waiting to hear from *****, but they are extremely slow to respond and this could cause me to lose a potential new home! :-(

I am renting to own my manufactured home from my landlord who is in turn paying off loan company. The contract she wrote and we both signed but was never notarized or witnessed states that I will rent the home" as is" meaning she is not responsible for any damages. The septic tank is broken and flooding badly enough that one side of the house has sunken into the ground. The clogging from the septic has caused leaks and clogs in water pipes causing mold in walls and insulation under house ruined. A lic. Plumber informed me that the septic tank got broken when she installed it previous to my renting. It is also illegally placed too close to house. Also, my mother paid my rent in February and when I asked my landlord if she received this money she stated no. I called my mother to confirm she did go there then I called landlord back and told her I knew she was lying about it and she admitted that she had in fact lied about how much rent I actually owe her. What can I do about all of this?

I have rented this home for 7 months and during that entire time this house has had sewer cockroaches. Landlord has tried everything but they are still everywhere, especially in the kitchen, on counter tops, stove, cabinets and many other places.I want to break lease based on these conditions. I am a landlord and my tenant has notified me that they will most likely terminate their lease early as they want a bigger unit to start a family. I have received a notice to move in 30 days...actually it is only 28 days as they did not figure Feb being a short month...is this legal? They want me to move in the middle of the month...my lease is up in 9/15 - they have given me no reason. Is this legal? Can they evict me? What can I do to stop this? We terminated our lease early. We gave them notice in writing. They have continued to stall getting the house rented to someone else. It was ready to be moved into at the first of the month and they won't even let a new tenant look at it until the 10th. I read that according to Ariz rev stat 33-1370 that a "landlord has a duty to find a new tenant". I'm having a problem finding that actual wording in the law. We are on the hook for rent until a new renter is found, but it seems they are preventing that.
