QUESTIONS

  • We are schedule to move out on 1/31/08. Landlord has offer to have a mock walk thru on 1/24 to let us know of anything she notices that would need fixing. We are then having the final walkthru on 1/31/08. She may not catch all items until after 2/1/08 when she is cleaning, etc. Is this true that she can go back after our final walkthru and find things without us being there and after the fact?
  • Every year during monsoon season, my lot I rent is under 8 inches of water to include my AC, 2 sheds and part of my mobile home. Even though renting a sump pump would have easily resolved the issue, they refused to help. Now I have wood rot to both sheds and one support pillar sank. I'm unsure about any AC damage.   • In accordance to the Late Fee Fairness Amendment Act of 2016, am I able to pay only the amount due for rent to my apartment's property owner and ignore the late fees until a later time? I have been advised that I cannot be evicted for nonpayment of late fees. My lease agreement states there is no grace period for late fees after the 1st of the month, but isn't that illegal in the state of Arizona? Isn't there supposed to be a 5 day grace period?

Well my ceiling still leaks from time to time and the sheet rock has started to fall, and the window casing near the leak had also beginto fall!! Im 3 months into my new lease and they still refuse to make repairs!!!! Can I break my lease without penalty because of neglected repairs?
