QUESTIONS

  • My Landlord has been providing poor maintenance that "fixes" the problem. Our a/c has been leaking into the hallway and under the sink where the drain connection is. Because of the poor maintenance and the well-being of my family I pipe snaked the drain and provided proper fittings for the drain a total of 1.5hrs of maintenance. I notified the landlord and asked for a reduction in next months rent for labor and materials, am I within my legal right to do so?
  • Can my landlord shut off the water to my apartment for maintenance without giving me any notice? Also, is it acceptable that this is happening a couple times a week for a couple of months now?
  • Can I purchase a new car using my husbands income to qualify for the loan without his name being on the loan application ? The dealership is calling it family income and says I can do it. I think it's illegal maybe even fraud and really don't want to do it. Is it illegal for the dealer to encourage me to use his income for my benefit without his knowledge?
  • I get a news letter the first of the month stating maintenance day is 1/21/15. Is that legal notice. They come in twice that day. Once to change the a/c filter, check smoke alarm and look for drippy faucets. They come back to do monthly pest control. It is anywhere from 8 to 5. Lately they have even looked in the refrigerator during this inspection.
  • I allowed some friends to stay with me until they found a place. Instead of finding a house, they spent all the money at a casino. They have brought drugs into my home and used them. It has now been almost two months and they have not found any where to live. He has MS and I feel bad but I don't want them here anymore. How do I get them out legally?

Other repairs were not complete on the house - blinds not installed, shower doesn't work. We have had to pay to stay in a hotel for multiple nights. The property managers are not helpful and do not feel our case is urgent.
  • I'm on the board of my HOA and one of our new members is performing tasks around the property that are not authorized. He's even contact the City of Mesa police to have a vehicle ticketed on the property. When attempted to discuss the issue with the board member he became VERY hostile by verbal comments and threats. What actions do we as a board need to take in order to remove him? And is there any legal recourse that we need to abide by?
