  • Instead of sending rent directly to him, my landlord has had me mail my rent as deposits straight to his bank. I have been using automatic bill pay through my bank, so it's been a hands off process for all involved. He just hit me with a five day notice to pay or vacate, claiming he is owed $11,000+ since April of last year! Is there anything in the law that protects a tenant from a landlord claiming non-receipt of payment months later if my payments in fact were lost and cashed by a 3rd party as it seems to be in this case?   • I was charged with disorderly conduct-fighting.I spent the night in jail. I plead not guilty and walked out. I believe ARS 8-874 applies here. Where do we find the paperwork to motion for appointment of a successor and affidavit (assuming this is the correct path to take).

Landlord has changed rent price multiple times in ad and doesn't follow up with possible applicants. Plus repairs being done to place means I haven't lived at property all of June. Can I just move on and not worry about paying rent and get my deposit back? My lease is through Dec. 2016, but my landlord doesn't seem to be very quick on finding a new tenant or making sure repairs are done in a timely manner. Repairs are on the chiller system and bathroom as well.
