  • my landlord let me out of the leasing contract in writing. we both parties agreed on. dated and have signatures. now she is claiming that we owe her rent and pursuing damages such cleaning and carpets not clean by a professional company. I do have recits and pictures that demonstrate the contrary.
  • I let a friend of mine live in my house rent free for about 7 months after she had a baby. I babysat and cared for the child while she worked and never charged her any money for childcare. After 7 months, she moved out but left most of her personal belongings in my house. It has now been 8 months since she left. How long does the law state that she has to come back and claim her belongings before her property is considered abandoned. And then do I legally take ownership of her property? I have also loaned her money which she has not paid back yet. Please advise. Thank you.
  • My husband died and our Grant Deed for our property shows he has a 30% tenants in common share of the home. I have 70%. He further has a will that states he leaves any properties to me. He also has a son that will not dispute this. Do I need to go to probate since his 30% value in the home is minimal (K40-45K net value).   • My house has rats and landlord hired an exterminator who laid bait under the wood floors and the rats died in the house. The house now smells putrid and my landlord refuses to hire someone to remove the rats. I don't know what to do, I can't even stay in my own house. Also after I read through our rental agreement I noticed that she has snuck in little clause stating that if I take any type of legal action towards her she has the right to evict me. Is any of this legal?!

  • We are preparing to sign a lease. The home was marketed as having a 'large fenced yard for kids and pets." Upon inspection, this 'fenced yard' has one full side of a metal fence completely fallen over, with metal sticking up, posing a safety hazard and not "fenced" for our dogs to be able to safely access the yard. The property mgmt. company said that they're aware of this, but the owner wants to focus on working on the house and not fence at this time. She said we can do something temporary (at our own expense) in the meantime, and possibly discuss this again in the future. Is this legal?
  • My lease is up very soon at my current residence and my landlord has informed me that the home owner is holding me responsible for a Queen Palm Tree that died this past year and expects me to purchase and replace the tree. This is a rather expensive tree...$750 to be exact. Well, I don't feel like I should have to buy a new palm tree and I'm wondering if I'm legally responsible and need to know if I am.
