I Have a property than I want to sell, the renter does not want to purchase the home. This renter put in new stove, frig, dishwasher, microwave. When I ask them to leave can I legal have them replace all the prior items? They also did improvements with out written approval, and they are demanding compensation. How do I protect myself? There is no rental agreement written,

My father in law had a stroke in April of 2013 and has been unable to pay his credit card debts including a home equity line of credit through State Farm. He owns a home here here in Phx but has since been relocated to be with other family members in Napa, Ca. in a group home. He receives his usual SS benefits and a small pension of $120 per month, he is also getting his aid and attendance from the V.A. The problem is this, all of his benefits go to his care and he is unable to pay his credit card debts. Since he is no longer living here we are paying his house payment along with the State Farm home equity line of credit since that is like a second mortgage I believe. My question is how do we keep the house in the family and eliminate his credit card debt? which is probably around $20,000. The house doesn't have any equity in it or if it does, it's not much. My mother is 92 and a new neighbor has recently befriended her. My mother lives alone and about 450 miles from me and refused to move in with me.I became ill and could no longer care for my mother.Family members flew in from other states to help but I lived the closest.I just became aware that my mother has been changing her financial doucuments with the help of this new neighbor.I found her writing and printing on these documents which contain my name,address,social security number.She helped my mother take my name off.She was acting as her legal guardian.My mother cannot hear or see very well and cannot drive anymore.I called this neighbor up and asked her want was going on? She said she was helping because I abandoned my mother.My mother has two medicare nurses a week that assist her and I have a licensed/bonded agency that can take her to doctors and shopping.When I called this neighbor she called the local police and said I harassed her.I tried to tell the officer on the phone that I may be the victim of identity theft and she may have copies of personal information but he said his concern was only about a phone call and didn't want to know anything else.Again,I live 450 miles away.She took my mother to the funeral home where my mother has made her arrangements and had my name crossed out and her name put in to receive my mother's ashes.I don't know what she was up to but it is all very suspicous.Is ther anything I can do? The only things missing so far that I can determine from my mother's home are clothing(which is mine)and some small items. My court order has required me to pay for medical insurance for my daughter which I have done. My court order also states that each party is responsibe for one half of all uncovered medical expenses. We currently are in a situation where our medical deductible has not been met therefore a total hospital bill is due in the amount of $2200 for my daughter. my ex and i have court appointed parenting time in family court. my ex keeps bringing her boyfriend around me during these exchanges and i have an OOP against him for threatening my life. my biggest question is i know he is violating law by doing that and can be arrested but is she in violation of some law in arizona by allowing it? FYI she has known about the OOP since it was issued and she helped fight it for him in court so "i didn't know about it" doesn't apply in this situation. im in fear that my ex is attempting to cause an issue by having him around when we exchange our children

How is paternity established?

I need to know how to get full custody of my two kids. there father never wants to see them only when its convenient for him. Our son just started school too and I had to fight with him and his new girlfriend to buy him school supplies.. I just want full custody of them now so how would I do that???
