  • Per my lease agreement I sent notice to my landlord that I wanted to renew the lease a month prior to lease ending via email 6/28/19, the same day he sent me notice of rent increase which was received on 6/29/19. He recently replied that we are on a month to month, our lease does not end until July 31st at 5pm. He took over two weeks to respond to email, I am unable to give him 30days notice as he took too long to respond, I recently emailed back accepting he rental amount if a lease is written. What right do I have? Last year when he raised the rent he back dated the 30 day notice.
  • I was convicted of Theft, A class 6 undesignated offense back in the mid 90's. I completed 3 years on probation. My probation officer put in a order of discharge from probation in the late 90's . He signed it and the Judge signed it. It was never checked on if it was a misdemeanor or a felony. I never recieved and paperwork that stated anything about it, just that I was released from probation. So what do I need to do to get this removed? If the paperwork was not completed correctly my the courts can I get it off my record? Thanks

  • I owned a house in 2005- when everything boomed it was way overpriced and there was a 1st and a 2nd. I went through a divorce and lost the home as it was upside down. It went into foresclosure and I never heard another word. This now 2019 and I received a letter in the mail saying the 2nd mortgage wants to settle with me for $5000 on a $92,000 note from that house- that was 13 years ago! Can they even do that? My house was upside down and then foreclosed on and sold.
  • I live in an RV park where we own our park model. The owner of the park, without anything in writing, is saying “In order to sell any potential buyer must live in the park for 30 days first.” Is this legal? They are causing the sellers to lose buyers because of this unwritten rule. We’ve not been given prior notice or reason why they are doing this. I would appreciate any help you can give. Thank you.
  • I have lived in the same apartment for the last 3 years. It is a 30+ year old complex and has had few if any true upgrades. It was recently sold to another company and AMC took over the management of the property. In addition to a Common Area Maintenance fee attached to the utility bill, they refuse to come down in price of the monthly rent. Is this a case of price gouging and also is the CAM fee legal?

  • The air conditioning has been out in our rental since Thursday night. I submitted a maintenance request to the management company that night. The heating and cooling repair man came out on Friday afternoon and said he would need to order a fan. When I called him on Saturday afternoon, he said it hadn't come in yet and that we would need to wait until Monday. Yesterday, he came with the fan and determined that the entire compressor unit needs to be replaced. The management company was unable to reach the owner until 7:30 last night. We still have not gotten an update on how long this will take.
  • Tenant has been on property for four months on a month-to-month lease. I wish to terminate his lease by giving him a 30-day letter at the first of the month stating ....In accordance with your lease and applicable sections of Arizona Rental Law, this is your notification that your lease will terminate on 1 ___, 2015....." Must I give a reason other than month to month lease? Must tenant reside on property for more than a year before this termination is possible?? Thank you for your assistance
