Question: if the landlord keeps the deposit for cleaning and repairs do they have to show a recipt as well as the list of all repairs
Answer: After vacating the premise you can request the return of your security deposit. Within 14 days of sending your Request for Return of Security Deposit, not including weekends and holidays, your landlord must provide you with an itemized list of all charges that he or she plans to deduct from your security deposit, and the remainder of your security deposit. Your landlord must mail this itemized list of charges to the address that you specified in your request, or to your last known address if you fail to provide a forwarding address. Please refer to Title 33 of the Arizona Revised Statute for more information, specifically A.R.S. §33-1321(D) .You can find an example of a Request for Return of Security Deposit on this website.
