QUESTIONS

  • How do I go about preparing and recording a beneficiary deed for my mother's home which is now solely in her name? She wishes to leave her property to my siblings and myself upon her death.
  • I don't have a lease and I just give my roommate cash for the rent. I paid my rent but think my roommate might want to kick me out, does he still have to give me 30 days?
  • Can my landlord have my recreational vehicle, whichrunsandismyonlyformoftransportation, towed or removed if my registration & insurance are up to date, claiming its a violation of a rental agreement that is non existant?
  • I have a leak in a water pipe and my carpet is soaked and there is a musty smell that I'm afraid could be mold. The manager says I have to wait until the owner has the money to get it fixed. Can I legally hire a plumber and give the bill to my landlord or deduct the cost from my rent?
  • My husband's divorce was finalized in AZ. The 1998 divorce Parenting Plan had a clause saying "Both parties agree to designate the child as their sold beneficiary on all life insurance policies and as the sole beneficiary of their respective estates. In the event either party remarries, the remarried party agrees to maintain the child as a beneficiary of at least 50% of their life insurance policy and estate." He just passed and his now 24 old, married, not living at home, not disabled, daughter is informally contesting his will. I know he believed this was not longer valid, I need to confirm.
  • My ex-wife has legal and physical custody of our daughter. She is 14 and currently staying with her uncle. I am in the military and stationed in GA. Her uncle says he plans to file for permanent guardianship. I do not want him to have it. She does not want to come live with me. Can he gain guardianship without my consent?
