QUESTIONS

  • How long is a landlord's notice of intent to enter good for? My landlord routinely gives notice of intent to enter by saying that they will be starting inspections on a certain date for the entire apartment complex, but it may take weeks for them to enter any given apartment. Is this legal behavior, or must they be more specific? It's getting annoying not knowing whether or not they came, or thinking they already have and then someone barges in weeks later.
  • What if your landlord is making you stay 60 days over the end of the lease because they fail to have you come in to fill out the vacate form but was informed face to face and by email of your hardship to continue residency? You did however give the a 30 day notice!

  • I'm on the board of my HOA and one of our new members is performing tasks around the property that are not authorized. He's even contact the City of Mesa police to have a vehicle ticketed on the property. When attempted to discuss the issue with the board member he became VERY hostile by verbal comments and threats. What actions do we as a board need to take in order to remove him? And is there any legal recourse that we need to abide by?
  • I need help with HOA violations that I am being fined $25 a day which I think is unreasonable. No others have been cited for similar problems for 30 years. Nothing has changed on my property for the 4 years I have lived here and only now has a complaint been filed against me. I cannot afford this claim and will more than likely lose my home if it cannot be paid. I need some free legal representation to resolve these issues ASAP since I am on SSA and retired and disabled.
