  • my tenant moved out Feb 1st w 4 months left on lease. I simply received a text stating she moved, the keys were in the kitchen, no explanation, nor any request for repair, she would not return my phone calls. does a text qualify as written notice to vacate. lease required 60 days notice. the tenant at neighboring property I rent was arrested, an inaccurate article appeared in the paper now the lease breaker wants her entire deposit refunded. I re-leased her property, sent her a deposit refund less prorated rent to re-lease date, late fee, minimum cleaning charge, per lease. she reported nothin
  • Hi I recently moved into a rental home and things are continuously going wrong. We went without A/C for 4 days before it was fixed, the electrical sockets in the bathroom go on and off continuously on their own for days at a time and we have a toilet that leaks. At what point can we terminate a lease and still get our security deposit back? The landlord expects these things to be fixed by us first then her then a professional. I know nothing about electrical things so now its her turn to look before a professional each time takes days-weeks to fix.

  • I received a certified letter from my landlord that I have to vacate the property in 30 days. However this is not enough time for me and my kids to find a new place to live.   • My son's dad and I have joint legal and physical custody. The order has been in place since 2006 (my son was 5 years old at the time). He is now 14 and indicating that he wants to live with his dad. However, his dad doesn't have him the time allotted due to his work schedule. He's only able to take him to school two days per month. We live close to each other and to his school. The plan has worked well for the 10 1/2 years. I think he just doesn't like my rules. How will the courts look at this as far as allowing my son to decide.
