Question: I need to terminate a year lease because I lost my job and cannot afford to pay rent. Also my Mom had signed a paper saying she would help me with rent which she can no longer do.
Answer: If you cannot afford the rental payments you should contact the landlord in writing telling them of your situation and the date you intend to vacate. You will still be legally liable for the remainder of the rental payments but the landlord has an obligation to "mitigate his damages". This means he must try to re let the unit as quickly as possible.
