Question: I rented a mobile home on an acre. The land owner has a management company who signed the lease. collects the rent and does all the repairs. The land owner comes onto the property at will he has two storage sheds behind the house. He also owns the lot next to mine which is empty and refuses to move the storage shed on to it. I have made two complaints to the management company about the land owner about him coming onto the property with out notice. both times the land owner than has a issue with the yard. What can I do to get him to stop coming onto the property at will?
Answer: The answer depends on your lease. If you rented the acre and the mobile home, you have the right to keep anyone, including the landlord off "your" property because you are entitled to "quiet enjoyment" meaning the right to be left alone in exchange for paying rent. The landlord has a right to enter in the event of an emergency or with advance notice for reasonable inspections, etc. He does not have the right to come onto the property "at will." He will likely claim that he is there to inspect your yard, which he can do, with reasonable notice. I think you have the following choices: -break your lease and move, letting the owner and management company know the reason was the landlord's interference -you could write the owner and ask him to give you 24 or 48 hours notice before he comes onto the property -you could ask the owner to leave when you see him on the property next time -you could call the police next time although it is unlikely they will do anything and will consider this a "civil matter"
