In our lease it states that we must perfrom regular maintenance to the outside. We live in an HOA, and have complied with all request, and kept the property in good condition. We are about to move out, and suddenly the landlord is saying that we must perform landscaping on trees, and bushes that were neglected for years. We have kept everything well trimmed, but there are areas that there is at least 10 years of old growth (cactus, and palm trees). How much am I on the hook for with respect to pre-existing landscape conditions.

Two of my rental properties have stopped watering their lawns, so now all grass is gone. I pay for landscaping when my tenants water or there are weeds, but no need lately with no grass or weeds. My concern, though, is that both homes have large queen palms, that are dying or dead from no watering, I believe. If lack of watering kills the palms, can I charge the renter for the removal? Thank you.

I've had a leak in the wall in my kitchen from the unit above me, I submitted a maintenance request, the maintenance department falsely closed out the request without taking care of the issue and said there was no signs of leakage. I informed property management of the issue, they got a maintenance man to come to my unit and upon first sight he noticed that it was a major problem and stated that he would come back on Monday 01/06/2020 when his supervisor was on duty and has not returned. The leak has been going on for months. I'm sure that there may be mildew by now. What are my rights?

My tenant lied about having a puppy. My home is a no pets home. She moved the dog in when she moved it. When we found about the dog we gave her a 10 day notice letter that she had no idea was coming. Within 18 hours she went on a website and got a letter saying that the puppy is now an emotional support dog and if we try to evict her she will sue us under Federal Housing Act. What are my protections? Add said no pets, applications said no pets, lease says no pets and she lied. Also advertised in local neighborhood website for a pet sitter. So, it wasn't an emotional support dog then
