  • My sister died in April leaving her estate to 2 foster children. Her personal representative quit in May and no one has assumed control of the estate and he has not turned it over to anyone. I fear the home will go into foreclosure. I would like to have a private fiduciary take over, what do I have to do to make that happen? The foster children are listed as her only heirs, my brothers are furious, can they prevent a private fiduciary from assuming control and force the foreclosure and loss of her estate? I don't have funds to hire a lawyer, how can I get this accomplished?
  • I've rented a home that has 3 bedrooms, when inspecting the house the a.c. was not on so I was not aware that one of the bedrooms has little airflow. A.c. guy said ductwork need to be done. This a 6month old child's room. Landlord said it's too expensive to do the duct work. What are my rights about this? Can I be refunded my last 2 months rent because the do not want to do the duct work?

I went to the office sayong there was clearly a mistake but no she gave me a ten day notice to get rid of my dog or give 30 days notice of us wanting to move out. I read over the lease agreement and the pet addendum and there is nothing about breed restrictions or pitbulls. Who is in the wrong and where do I stand legally?

  • I have lived in a residence in Arizona since 2007. The lease expired in 2009 and by agreement with the owner was allowed to live without a lease and rent free since then. The owner is now trying to get me to sign a new lease or "evict" me. I have continuously maintained the residence and spent money out of pocket for upkeep including major purchases such as replacing the a/c unit, removing trees damaged by storms, painting, etc. Also paid back taxes for a year when the house was close to tax sale. What are my rights?
