  • I had let a friend stay in my house as a tenant at will without a lease. She has recently become incarcerated. What is the best way to do an eviction? I will continue to keep her things in storage until she gets out of jail and not charge for that. I'm not asking for back rent or anything, just that she moves.
  • Prior to signing the current lease I have, I paid the owner directly. I signed a contract with an agent in April and now the owner claims I did not pay for Jan., Feb., or March. Now the agent is adding $2,700 for those three months. Can she add on fees to my current contract if those were fees I paid before signing with her?
  • I am a landlord for a home in Queen Creek. I've been notified by 2 neighbors that the tenants in my home have 5+ dogs that are a barking nuisance and are conducting a breeding business. The rental contract only discloses 3 dogs and no breeding was ever mentioned. I want to know what my liability is as a landlord if the dogs get out and bite a neighbor. Am I required to maintain a tight fenced yard? Is the continual barking nuisance my concern or should I tell neighbors to call animal control?
  • Does the following remedy mean that you are required to terminate lease and move out within five days if safety hasn't been restored?: "If there is a noncompliance by the landlord with section 33-1324 materially affecting health and safety, the tenant may deliver a written notice to the landlord specifying the acts and omissions constituting the breach and that the rental agreement will terminate upon a date not less than five days after receipt of the notice if the breach is not remedied in five days." Is there any other remedy? Can you withhold rent? Can you get alternate housing? Thanks.
  • Can I get an annulment if my husband sexually abused his step-daughter (my daughter)? He has not been charged but there is an open case with the city of Phoenix detectives. CPS is also involved. There is an order of protection which he has been served. He has left the state to avoid being questioned and going to jail due to not following the order of protection.
  • I let a friend move in with a verbal agreement that she would pay rent when she got a job - it has been a year and no job and no rent. Do I still need to go to court to evict her if she has never paid anything?
  • i live in a 55 plus mobile home park that then was a safe clean adult park with no pets, since it has become a mess no maintaining of weeds or roads, amenities (pool, shuffleboard, pool table areas or clubhouse) fountains non working bathrooms unclean, water and sewage leaking in places and now park is no longer a 55 plus that i see and dogs and cats everywhere and most not on leashes, skirting and carport awnings missing or hanging down, when brought to management their response is don;t like it move.. thats not a option right now cause they have caused a depresiation of my home considerably
