Am I allowed to ask if a prospective tenant has been arrested/convicted and what for?

What can be done about children riding bikes and skateboards during the day while cussing in the parking lot? I feel this is a safety issue and it happens daily. Also we have put in 3 work orders for our windows not staying up for the last 3 years and I have the work orders saying fixed and they are not. My husband and I were married in 2000. We separated in 2001 and have no lived together or been in a relationship ever since. He was deported to Mexico. How can I file? He agreed to sign and get papers notarized in Mexico immediately. Would they be valid in Arizona?

I have been told that my living situation with the kids is illegal. Currently we live in a small townhome and two boys and a girl live in the same room. The boys are 13 and 10 and the girl is 14. Are there laws against this?

I belong to a Property Owner's Association. The manager and the original Developer states we do not follow ARS Title 33 because the Association is a non-profit corp. and does not own property. We are all mandated members that must pay dues to maintain the roads that are dedicated to public use. We have bylaws, CC&R's. Is this true? The developer is getting properties back thru foreclosures and says he does not owe dues and is using his 10-1 votes from the foreclosures. Our CC&Rs say that if the first mortgagee gets property back they are not liable for past dues, but from acquisition. Help?

I have a Health Care Advance Directive from another state. Some of my friends say it is valid, others no. I suspect it is really up to the local hospital/doctor whether to honor it. Can you tell me if there is an AZ law that REQUIRES hospital/doctor to follow it? If so, can you tell me the law (statue??) that applies so I can refer to it if necessary? Thank you
