  • We bought a manufactured home in a 55+ community and out next door neighbor is running a “workshop” next door. We are unable to enjoy our home in the evening due to his sawing metal, compressors, and loud banging well into the night. It sounds like we have a factory in our living room. Our property manager has tried to make him stop but he continues to keep us awake with his noise and is EXTREMELY defensive if he is asked to stop. We do not have the money to relocate our home, what else can we do?
  • My air condition unit went out. I contacted my landlord told him the problem. He called his maintenance/repair guy he fixed the problem 24 hours later. Now the landlord wants me to pay $800 in repairs/labor saying it was my fault due to not changing filters every month. I did change the filters every 60 days even though the filters I buy say they last up to 3 months. What's the right way to go about this situation?

  • We're renting a home and have 9 months left in our 12 month lease. We just found out the property foreclosed and the home sold. We've been offered money to leave in 30 days. We are protected under the Protecting Tenants in Foreclosure Act, and can stay for the duration of our lease. We are willing to leave in 60-90 days, to give us time to find another rental. If the PTFA expires on 12/31/14 are we still protected on 1/1/15? Can they give us more time but then come back on Jan. 1st and evict us? Are we protected past the expiration of the act because we signed our lease before the foreclosure?
  • A neighbor verbally agreed to pay half of the cost to replace a shared section of backyard fence after it blew down from a storm. She said she couldn't pay at the time but would pay later, and never has. She will not answer her door or phone, so I sent a certified letter but no response. Other neighbors paid when job was complete. She owes me $378. I want to avoid small-claims court but can't find information about mediation. What are my options?
  • My ex husband and I have joint custody and he has court ordered visitation. He was a recovering alcoholic during our divorce and has since relapsed. He planned on going to rehab but his insurance will not cover it so he has not taken his visitation in 3 weeks. According to him he is being evaluated for psychiatric disorders in place of rehab. He struggles with compulsive lying, gambling, sex addiction. I suggested counseling for our children and he blew up and denied approving such care.   • I read in the A.R.S. §§ 33-1322 –1324, which specifies: A landlord is required to do the following: Supply running water and reasonable amounts of hot water. Questions: Must I, as a Landlord, have to pay my tenants gas bill for hot water? What does "reasonable amounts of hot water" mean specifically? The water heater is in good condition and does not repairs. P.S., I already pay their monthly water that comes from the city.
