Can my landlord tell me I am violating my rental agreement for something that is not on the agreement?

Our tenant moved out on November 29, having not paid part of October, or November. There are extensive damages to the house that exceed their security deposit. They have said that they do not have money to pay us the back rent, or for the damages above the security deposit. I'm thinking of going to small claims court for the back rent, and then going to Superior court for the damages above the security deposit in the not to distant future. Is that legally acceptable? I am in the process of collecting quotes for repairs. Thank you!

We are senior citizens. A bank is offering us a home loan that we assumed was fixed interest-the rate dropped a fraction, even-then I happened to notice an unfamiliar phrase with a tiny checked box-'demand feature'. I looked it up: the bank can demand payment, calling the loan, at any time without giving a reason. It said that some states prohibit that practice. Is Arizona one? Calling the loan could destroy us and force the property into foreclosure.

I recently returned home from a 3 year prison sentence. The home i own was vacant and went into foreclosure. The mortgage company changed the locks, however i still own the home and plan on refinancing and keeping it. Am i allowed back into the house now, to live there since i still legally own it?
