Landlord and Tenant Rights and Responsibilities
questions & answers
Question: Does the landlord have to provide a stove
Answer: Under the Arizona Residential Landlord and Tenant Act, landlords are required (among other things) to “make repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition” and “maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances ... supplied or required to be supplied by him” (A.R.S. 33-1324). The Act says nothing specific about whether or not landlords must provide stoves to their tenants. If the rental agreement between a landlord and a tenant specifies that the landlord will provide a stove, then the landlord must provide a stove. If the rental agreement does not specify that the landlord will provide a stove, then the tenant may wish to request one on the grounds that the premises are not “fit and habitable” for the tenant without one.
