Question: Landlord does not want to fix a broken mailbox. The post office will not deliver until it’s fixed. Who’s responsible to fix the broken mailbox.
Answer: Unless your written lease states otherwise, the landlord is responsible for maintaining the mail box for the rental. When landlord fails to maintain rental tenant has two options: 1) send a 10 day notice threatening to terminate lease if landlord does not repair within 10 days. 2) if repair is less than $300, send notice to landlord that he has 10 days to repair or you will use self-help and repair yourself and deduct cost of repair from next month's rent. If you use this option you must hire licensed contractor and obtain lien release, and an invoice showing that you paid the bill will suffice. Hope this helps!
