Question: I gave my 30 day notice on April 1st stating that I would not be renewing my lease at the end of May. I also informed the office that I'm moving out on May 8th but I'm paying rent for the whole month of May. I requested a move out inspection Friday May 8th after I take all my belongings out. I was told by the Secretary that the manager does move out inspections when he feels like it. I am unable to return for a move out inspection because I am starting a job in another town. My question is from what date do I begin counting the 14 days for my security deposit to be returned?
Answer: Fourteen days (excluding weekends) after you make a request the landlord must return the security deposit and/or an itemized list of all deductions. You should make your request in writing. This provision can be found in the landlord/tenant act at ARA 33-1321 D which can viewed at the website of the Arizona Secretary of State (www.az.sos.gov).
