Question: if something is not in the lease agreement is it enforceable
Answer: The specific rights and responsibilities of landlords and tenants here in Arizona are governed by all applicable local, state, and federal laws, including the Arizona Residential Landlord and Tenant Act (A.R.S. 33 Chapter 10), as well whatever specific terms and conditions were expressly included in the residential lease or rental agreement (as long as those terms and conditions are consistent with the law). If a landlord attempts to require a tenant or a tenant attempts to require a landlord to do (or not do) something that neither (a) is required by the law nor (b) was expressly included in the residential lease or rental agreement, then it will not be enforceable.
