Landlord and Tenant Rights and Responsibilities
questions & answers
Question: If I can't get a hold of my tenant in regards to late rent am I allowed to call her work number in an attempt to collect late rent?
Answer: As a general rule, a landlord may contact a tenant by any means provided to the landlord by the tenant. A tenant who is late on rent should be notified in writing in the form of a pay or quit notice specifying precisely what amount is due and informing the tenant that if the amount due is not paid within 5 days after receipt of the notice (or within 7 days after receipt of the notice if they rent a mobile home park lot space) then the landlord may take the tenant to court to seek the tenant’s eviction (A.R.S. 33-1368(B), A.R.S. 33-1476(E)).
