QUESTIONS

  • The rental agreement is month to month with a 30 day notice for either party. The renter paid rent Nov 1. On Nov 16, renter said the house was full of old cigarette smoke and couldn't live there so she gave 30 day notice. On Nov 23, she was gone along with all of her possessions leaving the room completely empty but she had paid up until November 30 and did not return the keys. She did not pay for Dec and I have damage deposit. Can I rent the room starting Dec 1 without repercussions from the renter.
  • I live in a mobile home park with 90 spaces. We own our homes, but pay rent for the lot. The park sold recently to a property management person who lives and works in the L.A. California area. She has not hired a manager to be on the premises.If we have any problems we need to call her telephone number in California. She has a couple who live in the park that she refers maintenance problems to. They have no authority to answer any questions about anything. We have been given a list of rules and regulations, but no one is here to see that they are adhered to. Is a manager required?

  • I work for a mobile home community owner. The local municipality supplies our water. They also are responsible for maintenance of the water distribution system up to and including their meter. We then submeter the water at each individual site for each homeowner. We are also responsible for maintaining the distribution system from the City's meter up to and including the meter on each homeowner's site. Then the homeowner is responsible to maintain the system from the submeter cutoff valve into their home. This is the same with all utilities - gas & electricity. Is this correct?
  • I had to renew my foodstamps in October... because I forgot and didn't receive any so in November I started back receiving.... now I'm wondering do I receive them for this month or do I have to renew them again. All I was told was their is a flat monthly rate 223.00 and electric is a pay as you use type of deal. Their is no paperwork what so ever. The prices are flate rates for the however long your staying is and it's seriously posted on a sign outside the office. What are my rights and can they evict me and charge me late fees because I haven't been able to pay for this month yet due to this pandemic?
