QUESTIONS

  • Is a washing machine considered an appliance that a land lord must replace if no longer working? Are they able to include no longer replacing appliances in the lease contract? Or indicate the tenant must come up with $100 and they replace it?
  • Because of the current coronavirus pandemic both my daughter and son-in-law will be laid off indefinitely. Their current lease ends 6/15/20. They notified rental office that they would like to end lease 6 weeks early (end of April) because of this financial hardship. They will live with us until things get back to normal. They have given rental company 45 day notice that they will vacate apartment at the end of April. Rental company is telling them that they will have to pay 2 month penalty for breaking a lease 6 weeks early. This does not sound right during this healthcare emergency!

  • We own a ground floor condo. The condo above us is rented to some very noisy people, including loud repetitious boom-boom "music". Police have been here 4 times. What can we do? What proof is required to avoid the "he said, she said" problem? The boom-boom from morning to late night is making our home uninhabitable.

  • Original visitation & support orders were given in WA eight years ago. That order included $650 a month in childcare which is no longer needed since the child is 11. The custodial parent lived in CA at the time of order, but filed in WA. The non-custodial parent now resides in AZ. If the non-custodial parent was to modify the support order, what state would that be in …. in AZ? Or is jurisdiction still WA?
