We are renting our townhouse in another city in Arizona. We signed a 1 year lease with our tenant. The lease currently came up for renewal. Our tenant wanted to go month to month. We were not willing to do so, but said we were willing to shorten the new lease to 6 months. The tenant said (on the phone) that that would work for her. We drafted a renewal page, mailed it to her to sign. we included a prepaid, self addressed envelope. It has been several weeks, we have not received the signed renewal agreement yet We have called several times and she does not answer/return calls What should we do

We terminated our lease early. We gave them notice in writing. They have continued to stall getting the house rented to someone else. It was ready to be moved into at the first of the month and they won't even let a new tenant look at it until the 10th. I read that according to Ariz rev stat 33-1370 that a "landlord has a duty to find a new tenant". I'm having a problem finding that actual wording in the law. We are on the hook for rent until a new renter is found, but it seems they are preventing that.

We currently have a mortgage on our home as well as a home equity line of credit. If the first mortgage company forecloses on our property, can the bank that we have a home equity line of credit sue us or file a judgement on us for the amount of the home equity line of credit we used?
