QUESTIONS

  • Can a landlord, as part of the lease, require the tenant to agree to only require 12 hours entry notice? Our new lease includes a provision that acknowledges the appropriate section of the ARS, but does not mention the 'two days' requirement. Quoted here... "Tenant agrees that Landlord, its agents and contractors, shall have the right to enter into the leased premises, or any portion thereof, upon twelve (12) hours oral or written notice to Tenant, for the purpose of inspecting the same or performing such repairs or maintenance as the Landlord deems reasonably necessary.
  • if i ask my attorney for a mitigation packet to be done and she only looks at some of my background, and only prepares a deviation to present to the prosecutor, and he denies it, what can i do. i have already signed a 5 year plea, but im not happy with the representation of my counsel. what can i do to change my plea agreement, and get new counsel?
  • My fiances' ex-wife received over $100,000 in an informal inheritance- her and her brother sold property and split the equity. His payments are current and we see his son regularly. Would her receiving the inheritance change his child support obligation?
  • What does "Return-Undesignated" mean when it is under the EVENT TITLE on the Docket for the Judges calendar? What is the average time for response to a blank motion filed with family court.
  • I'm getting a insurance settlement and get food stamps. must I disclose this?
  • I'm a Disabled Veteran, my husband is active army - we met on active duty 2008 & married 2012. Due to him physically and mentally abusing me, we seperated end 2014, had a separation agreement in place since we lived in NC. We toyed with reconciling during 2015 and 2016. Feb 2017, despite being in contact with each other, he filed for divorce in TX, filed a false affidavit that he couldn't find me, and had a default judgement granting divorce. He cleared out our 3600 sqft home in NC of all our joint & personal property and dropped my daughter from ins. How to make his wrongs, right?
  • When I moved in this house was filthy, there were nails and plastics all through the landscaping rocks and weeds everywhere. We paid landscapers to clean up the weeds, paid for a deep cleaning service and we had to pick up all the nails. Once moved in we've had to replace weather stripping and other minor fixes because the owners refuse to pay. We bought a small dog and paid the pet deposite. The house is maintained and looks better than when we moved in. How do I get my deposite and pet deposite back at the end of our lease? And the back door is broken and hard to get in and out of.
  • My friends want to give me custody of their 2 year old son, since neither is stable enough at the moment. We all agree that if we can do this, that they should still be in his life as his parents. How would we be able to go about this? Would we be able to have joint custody between the parents and a non-parent?
  • Is there any way I can break the lease to move mobile to safer park?Lots of drug & homeless traffic.New owners did evict many but now 1/2 the park is empty and majority of trailers uninhabitable.Magnet for crime and I live alone. Have pic’s.So bad Police call and email me for info.Family extremely worried for my safety.I’ve never had a lease before in 23 yrs I’ve lived here.New owner raised rent >10% in Feb. Manager refuses to tell me if going to improve things. Do I have any recourse?Required to sign another at end yr? Can I only move at end of yr in short window before sign new lease?
  • I signed a year lease, and moved into these apartments on 12-14-2012. That lease ended 12-31-2013, but we wanted to stay in the complex, but in a downstairs unit. None were available then, so I signed what should have been a 3 month lease, but when I read it again, it shows the lease started on 4-1-2014, and terminates on 3-31-2015. We finally moved downstairs, and I signed a year lease on 5-19-2014, that terminates on 4-30-2015. My landlord is "renovating" and isn't renewing my lease. However, she has the terminating date as 3-31-2015, which was the old lease's date. What should I do?
