Question: How can I reduce my mortgage payment and/or principal? Is it possible to sue the bank and/or lender in order to eliminate and/or cancel my mortgage for fraud and/or TILA, RESPA violations? The government has many programs available to help reduce mortgage payments, or alternatively the principal due on a mortgage. More information on these programs may be found on the Making Homes Affordable website.  It may also be helpful to contact one of the organization on the list of HUD approved housing counselors. More information can also be found by contacting the Arizona Department of Housing – Foreclosure Hotline.  Generally, a quiet title action is brought by anyone having or claiming an interest in real property that may be adverse to another party. More information regarding quiet title is found under various statutes in Arizona Revised Statutes Title 12, including ARS 12-1251.
