Question: Can I evict some one if I don't own the resident

Answer: Any landlord, whether or not that person owns the dwelling, may, after providing the required notice(s) to the tenant, go to court to file an eviction action. The Arizona Residential Landlord and Tenant Act (A.R.S. 33-1310 specifically) defines a “landlord” as “the owner, lessor or sublessor of the dwelling unit or the building of which it is a part...”, while the Arizona Mobile Home Parks Residential Landord and Tenant Act (A.R.S. 33-1409 specifically) defines a “landlord” as “the owner, lessor, sublessor or operator, or any combination thereof, of a mobile home park.” (A “lessor” is the person who leases a dwelling to a tenant, while a “sublessor” is a person who sub-leases a dwelling to a tenant.)
