Question: Can landlords evict for no reason?
Answer: Under the Arizona Residential Landlord and Tenant Act, a landlord may only “evict” a tenant during a tenancy (1) for “material noncompliance with the rental agreement”; “noncompliance materially threatening health or safety”; or “a breach that is both material and irreparable” (A.R.S. 33-1368(A)) or (2) for failing to pay their rent in full and on time (A.R.S. 33-1368(B)). However, a landlord does not need to have or give a reason for choosing to “terminate” (not renew) a rental agreement when the term of that rental agreement ends.
