Question: My roommate left a month ago to go back East to visit family. When he left as far as I knew he had every intention of returning. I have not heard from him in 3 weeks now. He is not returning my calls. He left his car in my garage & other personal items. I own the house & he rented a room. How long do I have to wait to get rid of his stuff? Also, what do I do with his car?

Answer: You may want to look at the Arizona Residential Lanlord and Tenant Act, starting at A.R.S. § 33-1301. You may also want to review A.R.S. § 33-1370 which deals with the abandonment of a renter, the definition of abandonment and the procedure for how a landlord would deal with abandonment of rental premises. A.R.S. § 33-1308 states the exceptions to the Arizona Residential Landlord and Tenant Act
