Question: I have sent two emails to my landlord and a letter with rent asking for a leak to be repaired. I have not received a call or email back to schedule the repair. I know the letter was received because rent was cashed. What options do I have to get the leak repaired?

Answer: A tenant is allowed a self help remedy under the Arizona Residential Landlord Tenant Act.(A.R.S. 33-1363)http://www.azleg.gov/FormatDocument.asp?inDoc=/ars/33/01363.htm&Title=33&DocType=ARS The work needs to be $300 or less or under half the cost of rent; and the landlord needs to be informed in writing.
